Our client approached bi Design having bought a small detached house on a large plot of land. The existing house was located very close to the front of the plot making access challenging and the client wanted to extend and alter the house to create a grand property with large en suite bedrooms and a feature central gallery staircase.
The initial concepts presented to the clients created the spaces and staircase requested whilst remaining sympathetic to the existing design.
The client wanted the property to be larger and ultimately the changes were beyond the scope of what their existing house could accommodate owing to improvements that would be required to the existing foundations and walls.
A subsequent design for a new build double gabled two and a half storey grand house linked to a triple garage with annex over was designed around the position of the existing house. This meant that the client was able to live in the existing house whilst building the new house. The VAT savings on newly build properties made the new build a reality for them. They also benefited from not having to find somewhere else to live during the build and putting their possessions into storage.
By repositioning the house away from the site frontage created a better-proportioned plot with both a good size front and rear garden and much easier access for the client. We were able to obtain planning approval by overcoming policy issues related to building on the footprint of the existing house.
