Replacement Dwelling, Bar Lane
bi Design were approached by the client to look at remodelling their period cottage on Bar Lane, near Barton Under Needwood. The clients brief was to considerable alter the size of the cottage to create unique large spaces include a large open plan kitchen diner and master suite. There was also a wish for a double garage.
The initial solution was to extend and alter the property whilst maintaining the existing cottage frontage. After doing a detailed cost analysis a decision as made to adapt the design into a replacement dwelling. New properties have are zero VAT rated which swung the balance towards new build.
When adapting the design to a replacement dwelling the client was keen to preserve the look of the existing cottage within the scheme and decision was made to replicate the cottage as new.
Planning permission was granted for a large detached property. To ensure a successful outcome to the application a certificate of lawfulness was approved in advance which confirmed additional floor area we could utilise in the design through the client permitted development rights. We worked closely alongside CT planning who submitted the scheme.
The design itself creates a traditional property with unique spaces which incorporate high ceilings and large amounts of glass.
