Our clients approached bi Design to develop a unique farm setting within Barton Under Needwood’s conservation area into a residential development. The farm was located behind a number of properties on Main Street and unlike many other farms was positioned within the villages development boundary. This gave us the opportunity to not only renovate the existing farm house and convert the existing range of barns but also apply for 3 new build properties within the farmyard.
The concept was to subdivide the existing barns and outbuildings into 5 luxury properties plus the existing farmhouse and 3 new executive detached houses. To maximise the accommodation within the barn conversions any poor quality modern additions to the barns were to be replaced with modern extensions creating highly glazed areas to the barns which are unique to conversions. Permission was granted for these based on rebuilding to the same volume of that removed.
The outcome was to create a private executive farmstead where all units had high levels of glazing where possible whilst retaining and enhancing existing details within the buildings and farm setting. All barns were re-pointed and had the existing windows replaced with high-quality flush-fitting casement windows and panel doors. The concrete farmyard was replaced with a gravel and blue paver gated driveway which serves all houses and detached garaging.
