Our client approached bi Design to help create a replacement dwelling on a working farm in Bretby, South Derbyshire, following initial negative feedback from the local planners for the designs created by their previous architect.

Together with Marrons Planning, we created a home with many attributes in keeping with the South Derbyshire style and the agricultural surroundings, which would appeal to the planning officer.

Originally the dwelling was on a small footprint, but the now large barn-style family home incorporates sympathetic features such as tie bars embedded in the external walls, stepped window and hinge details, and the use of oak.

During the pre-application stage, the planning officer said: “The other changes including the ‘filling in’ of part of the parking bay and the shift 2m to the north appear to make very little difference to the overall high quality design and impact on the area sufficient to still comply with H24″
