Extending your bungalow with Permitted Development Rights – add value and increase your living space

Typically small, traditional and single storey, bungalows are enjoying somewhat of a renaissance due to the recent changes to Permitted Development Rights that came into effect in 2020, allowing owners to extend upwards without requiring full planning permission.

Under Permitted Development Rights, the option to double the size of your living accommodation to turn the property into a family home, without taking up valuable outside space is a reality for bungalow owners, and also represents a great investment opportunity.

Providing your bungalow fits the following conditions, you can get Prior Approval to extend your home under Permitted Development Rights, as long as your designs and plans fit within these rules:

The property was built after 1st July 1948 but before 5th March 2018
Any upward extension is limited to one storey
The roof must match the existing ones
If your house is located in a Designated Area, such as a National Park, Area of Outstanding Natural Beauty or Conservation Area then your Permitted Development rights may be restricted or removed

Onwards and Upwards
If the plot location presents an issue with overlooking neighbours and there is sufficient loft space, a dormer extension is a cost-effective option to add additional space without building a single storey. If the surrounding space allows there’s also the option of creating a side extension for additional ground-floor living or a garage.

However, what we’re seeing more of at bi Design are clients that want to raise the roof – quite literally! Adding an extra storey to become a house doubles the space you already have and makes the most of the opportunity to reconfigure the layout of your home by creating additional living space downstairs, adding bedrooms, maybe a large ensuite for the master bedroom, a playroom or perhaps a spacious kitchen/dining area with easy access to the garden, the options are vast and the results can be stunning, just like our designs here.
