Apartment Development, Sutton Coldfield
bi Design were approached by the client to look at the development potential of their site on Mulroy Road located in close proximity to bi Designs Sutton Coldfield office. The site is a large area with one detached bungalow which fills the full width of the plot.
Initial discussions based around changing the dynamic of the site from one detached dwelling to 3 townhouses. The existing properties along Mulroy Road all have large plots and based on input from CT planning consultants it was agreed that retaining the large plot to respect the character of the surrounding area, would be paramount to a successful application. The decision not to subdivide the plot into 3 changed the development brief from creating detached townhouses to premium apartments.
The sloping nature of the road presented a number of challenges most notably with the levels to the adjacent properties, and the side-facing windows, it is not uncommon for us to have to deal with awkward sites with lots of design constraints, and in fact, we enjoy a challenge.
Planning permission was granted for five high spec apartments. Two three-bedroom and three two bedrooms. Each flat is a unique bespoke design with a number of features including sloping ceilings, bay windows, and balconies. The flats all have level access with the inclusion of the internal lift. Externally the flats were designed to present as one large house rather than an apartment block. The use of traditional materials and proportions creates a striking desirable sustainable development.
