The Brief
bi Design were approached by the client to look at converting their existing agricultural barn into a family home. The main barn is part of an original council farmstead and is a mixture of a traditional brick barn and a modern wide agricultural shed with corrugated sheet roofing. The barn has a much wider wallplate width than a traditional barn with a lower roof pitch reflecting more the proportions of a modern shed.

Our solution
Due to the size of the barn and the class Q planning design limitations, the key was to break the large open spaces into functioning rooms, without taking away the simplicity of the large spaces. Due to the building’s height and low roof pitch, it was better suited to having all the primary accommodation on the ground floor, with high vaulted ceilings and create a small mezzanine, to make the most of elevated views.

The outcome
Prior approval was granted under a class Q application for the conversion of the barn. The exterior of the barn is to be clad in new timber boarding to cover the existing brickwork which is of poor aesthetic quality. The existing corrugated sheet roofing is to be replaced with a new zinc standing seam finish. The quality of the external materials and the introduction of angled glazed walls have transformed the barn, into a stylish modern conversion that will be great family home for future generations.

The use of our virtual reality (VR) technology helped to showcase the design to the clients, allowing them to imagine living in the conversion prior to starting the building work.
