Bespoke Contemporary Self Build Replacement Dwelling

bi Design was appointed to design a replacement self-build house on the outskirts of Weston On Trent. The existing site was littered with old MOD buildings and a very small bungalow. Our challenge was to seek approval from South Derbyshire District Council for a significantly larger property than the existing bungalow.

We have developed effective planning strategies over the years, and have successfully obtained planning approval across South Derbyshire and surrounding authorities, for much larger replacement dwellings outside of village development boundaries.

The solution in this rural location was to present the property as two barn-like buildings linked together. The barns are designed with steep roof pitches and similar proportions. One barn is to be constructed from stone cladding with a tiled roof whereas the second barn is to be finished in timber cladding with a sheet metal roof finish.

Bi design successfully achieved planning permission by providing a landscape and visual impact assessment (LVIA), and additional supporting evidence to show how the property wouldn’t be seen from the roadside, as it will be set back and well screened within the plot. The combination of a well-thought-through design to get the required floor area and height into a structure, which doesn’t present as one large mansion, and the use of the existing outbuildings floor areas, together with potential permitted development gave the council the justification to approve the application.
