Bespoke House Approval near Henley-in-Arden

bi Design are pleased to report the successful approval of a large bespoke house outside of the development boundary on land off Stratford Road, Wootton Wawen near Henley-in-Arden within Stratford-on-Avon District Council.

The application was for a large bespoke traditional house with contemporary oak elements.

The rear of the house features large angled oak gables incorporating large areas of glazing to open up the property to the large garden and countryside beyond.

The approved house has a gross internal floor area over two floors of 349m2 which includes the garage with bedroom over.

Class Q Planning Approval

Class Q Planning Approval

bi Design are pleased to announce the successful planning approval of two class Q barn conversions.
Class Q conversions have opened up new avenues for the conversion of agricultural barns simplifying the process for clients and reducing the number of reports to gain a valuable approval.
Every local authority views the applications in different ways and the appointment of an experienced Architect or Architectural designer helps to ensure a positive outcome.

Below are two examples of recent approvals.

The Granary Barn is a traditional red brick and tile barn with steep pitched roofs. The proposed conversion keeps all the character of the barn whilst providing contemporary 21st century living.

Lodge Hill Farm is a modern agricultural barn constructed from red brick with an asbestos sheet cladding roof. The style of barn allows for a more contemporary exterior with timber cladding and zinc roof cladding. Internally the accommodation is spread over 1 floor with large open plan spaces.

6000 sq ft Replacement Dwelling Approval

Approval for large replacement dwelling

bi Design are pleased to report the successful approval of a large bespoke property at Yoxall Lodge, Newchurch.

The application was for a large traditional property to replace an existing dormer bungalow. Details of the application can be found at Yoxall Lodge Planning Link

The existing site had a dormer bungalow with a footprint of 174 m2. The site is located outside of a development boundary and was therefore protected by much stricter planning policy. The approved new dwelling footprint represents a 166% increase on the existing. The proposed house and garage have a combined floor area of 6000 sq ft / 557 m2

We are very pleased to announce that we now have the in-house capability, to show our clients videos internally and externally of their proposed property. On the success of offering virtual reality walkthroughs we can now produce videos which can be shared amongst friends family and colleagues.

At bi Design we are always looking at ways we can add value to both the project and the service we provide and this is another great reason to work with us on your project. We are constantly learning about the latest and best software packages, and keeping up to date with current best practice, all with the intention of providing our clients with the best service.

This is an example of our work for a one off bespoke new house, our client loved being able to see what both the inside and outside spaces would be like, and how the furniture could be integrated.

New Farm House Approval in Open Countryside

bi Design are pleased to report the successful approval of a large new farm house in open countryside on land off Scotch Hills, Newchurch within East Staffordshire Borough Council.

The application looked to gain approval for a large Georgian style farm house. Details of the application can be found at P/2019/00552

The brand new farm had no previous residential accommodation and was approved as the main living accommodation for the farm.

The approved house has a gross internal floor area over two floors of 325m2 which includes the farms welfare facilities and site office.

An additional 44m2 detached garage was also approved.

bi Design worked alongside planning consultant JMI Planning to ensure the successful outcome.

Large Replacement Dwelling Approval

Approval for large replacement dwelling

bi Design are pleased to report the successful approval of a large bespoke property at Tower Farm, Swarkestone within South Derbsyhire District Council.

The application looked to gain approval for a large contemporary property to replace an existing bungalow. Details of the application can be found at 9/2019/0358

The existing site had an existing small bungalow with a footprint of 41m2 along with various outbuildings. The site is located outside of a development boundary and was therefore under much stricter policy. The approved new dwelling footprint represents a 500% increase on the existing plus the new garage.

Bi Design now providing VR Walk Throughs

VR Walk Throughs

Over the years we have been developing our 3d modelling skills and have always been able to show our clients 3d models of their projects. We have also been able to create cgi images to show what the project will look like when it is completed, all of which have been great tools to help our clients visualise their plans.
However, we always felt that our clients still needed some imagination to visualise what their building would be like if you were actually in it, and what it would be like to walk around, and see where the all-important sunlight would be at certain times of the day.

We are very pleased to announce that we now have the in-house capability, to show our clients via a web link to their own computers, what it will be like to see their project from inside and out. When you consider the value of the project large or small it is a really powerful tool to remove any unknowns and uncertainties in your investment.

East Midlands Building Excellence Awards 2019

bi Design are pleased to announce our shortlisting as a finalist for the East Midlands LABC Building Excellence Awards 2019.
The Piazza development at Mercia Marina will be judged in the Best Large Commercial project category.
The shortlisting comes on the back of The Boardwalk development at Mercia Marina which was the East Midlands and National winner for Best Small Commercial project in 2015.

bi Design are pleased to report the successful approval of a large new farm house in open countryside on Maker Lane, Hoar Cross within East Staffordshire Borough Council.

The application looked to gain approval for a large Georgian style farm house. Details of the application can be found at P/2018/01540

The existing farm had no previous residential accommodation and was approved as the main living accommodation for the farm.

The approved house has a gross internal floor area of 360m2 and includes the farms welfare facilities and site office.
